Tile underlayment replacement — the lift-and-relay — in Surprise

The tile on your roof has 20 more years in it. The felt under it doesn't. A lift-and-relay replaces what actually keeps the water out and keeps the tile you already paid for.

Here is the thing most Surprise homeowners don't know about their roof: the tile is the armor, but the underlayment is the roof. Under every concrete tile is a layer of felt or synthetic membrane nailed to the deck, and that layer — not the tile — is what sheds the water that gets past the tile laps in a wind-driven monsoon rain. On the roofs built in Surprise's 1996–2008 boom that layer is almost always 30-pound felt, sometimes doubled, and under an Arizona tile roof that sees 150 to 190°F on a summer afternoon, felt lasts 15 to 25 years. It dries out, loses its oils, and cracks along the laps and at every nail — while the tile above it looks like it did the day it was installed.

The fix isn't a new roof. It's a lift-and-relay: we remove the tile and stack it on the roof, strip the old felt to the deck, replace any soft decking, run new synthetic underlayment (rated for 25 to 35 years and far better in heat than felt), install new valley metal, headwall and sidewall flashings, pipe jacks and bird stops, and re-set your tile with new clips and a new mortar or foam ridge system — swapping the broken tiles we find along the way. You keep 90-plus percent of your tile, the roof looks the same from the street, and it's good for another quarter century. Sun City Grand, Kingswood Parke, Mountain Vista Ranch, Ashton Ranch and the first streets of Surprise Farms and Sierra Montana are all at or past the age for it in 2026; most of Marley Park gets there over the next five years.

Questions we get about underlayment replacement

How do I know if my underlayment is failing?

The honest answer is to lift a tile at an eave and a valley and look. Cracked, brittle felt that breaks when you bend it is done. From the ground, the signs are a ceiling stain after a monsoon rain, a musty attic, slipped tiles along the eaves where the felt has lost its grip, and simply the age of the house — if it was built before 2006 and has never been re-felted, it's time to look.

Why not just put on a new tile roof?

Because your tile is fine. Concrete tile is rated 40 to 50 years and most Surprise tile is 20 to 30. A new tile roof is $7 to $12 per square foot; a lift-and-relay with new underlayment is $4 to $6 and gives you the same result underneath. We recommend full replacement only when the tile is clay that's crumbling, the profile is discontinued and badly damaged, or you want a different material.

Felt or synthetic?

Synthetic, every time, under tile in Arizona. Felt is cheaper by a dollar or two per square foot and it's what failed on your roof. A high-temperature synthetic underlayment handles the heat under tile, doesn't dry out, and carries a 25-to-35-year rating. SBS-modified self-adhered membrane at the eaves and valleys is the belt-and-suspenders version.

How long does it take and do I need to be home?

Two to three days for a single-story, three to five for a big two-story, weather permitting. You don't need to be home. We need the driveway clear, pets inside, and anything fragile off the walls, because re-setting tile is noisy. The roof is never left open overnight.

Does my HOA have to approve it?

A lift-and-relay with your own tile going back is usually a notification, not an approval, since nothing changes from the street. Marley Park's Design Review Committee and the Sun City Grand association both have forms for it, and we handle them.
